Excellent pace and feeling. A slow buildup with each new section and no lame jump-scares.
The edit-cuts are a great way to avoid needing to script animations for parts of this game, but it may not hold up for a bigger project.

My only complaint is the VHS tape effect is more blurry and soft than any of my real VHS recordings. The effect makes my eyes ache after a while due to everything seeming out of focus.
For a longer game this balance would need fixing, but for here is no big problem.
