honestly a good sound condensing microphone, and then making sure your audio levels are set before you start recording. My place is pretty echoey so I also use a waffle ((its a mesh foam you put around the microphone)) to help clean up the subtle sounds that just come from my place, a waffle is also great to catch those hard S and P sounds so they aren't so painful on the listeners ears. I use a "blue snowball" microphone.
