I vaguely remember fixing the blacksmith, but maybe it was in later version. Is your save from an older version? I'll have look :-)
The CH4 succubus freeze thing seems to happen for some ppl, I tested removing some light effects from that area and that seemed to fix the issue for. So should be fixed in future updates. For now you could try turning off light effects in menu before entering the basement, hopefully that helps.
