Just the extension of the compression: one is .ZIP and the other is .RAR
Some people prefer one over the other, and also in some rare cases a user system is only able to work with a specific extension and not the other, so please feel free to download your prefered one or the one that works in your system.
As for the game itself, once the file is uncompressed it is the exact same so no difference in that regard.
