You need to have successfully completed the haunted house 3 times, then the vampire will come to your room. Then you can introduce Emma to Astrid and meet them inside the Petrol Station.
I am not sure, I have only done a full trophy playthrough so far. So not sure what happens when you share with Mario. Think it would be harsh to lock this content behind it, but might be the case.
