tennis minigame is in the college on the first floor to the far left. Go there are beginning of game and get phone then get rid of ghost and go back and wait or follow the girl running around looking for her phone.
yea cant say for sure but try delivering the letter to boy in 2nd boy left hallway in past maybe that works (Make sure you dont bring yamada as assistant or site assistant). GOOD LUCK,
