You have to scare the different characters using the satanic symbol, or flickering the lights or breaking vases. Each character has a scare level that you can see depending on how they emote when they get scared by one of the interactions. At some point characters will decide they want to purchase the house so they will walk to the realtor to purchase it, if they reach out to him that's when you lose.
