The patch is live (v5.9)! You weren't doing anything wrong: the game was counting almost everything toward Gus, so Honest won every single time. That's fixed now.

Start a New Game+ and it will tell you what to try. For Seth's ending, let your robo-fleet do at least half the mowing from Season 2 on and buy some GRO-MAX. For the secret one, mix hand and fleet mowing and push GRO-MAX to level 3. There's also a new meter in the Reputation ledger that shows which ending you're heading for.
