Go to Room 111 between 3 and 4 every day. Sometimes you have to wait a little. She will appear, and after the red background scene appears, you can start the conversation.
It should be something like that. To start the conversation, click on the pointer in the bottom-right corner.The pointer needs to be purchased.
This conversation can only be started at night.
Each pointer can only ask two questions, and I used seven of them to unlock it.

I saw her many times before this scene occurred, and I'm not clear about the specific requirements.
I experimented and realized she can appear in more than just room 111. I've encountered her several times in room 116 and once in 117, but I've had no luck in other rooms. Most likely she doesn't have a "personal" room. However, it's worth noting that we first met in room 111.
Also, the time doesn't necessarily have to be between 3 and 4 AM. I've been able to see and talk to her as late as 2 AM. A red background isn't necessary for talking to her (maybe only the first time).
In any case, I don't know the exact conditions either. She simply tried to scare me a few times, after which she began appearing regularly in rooms. We definitely need her photo (work outside), a Ouija board (work inside), and a pointer (bought in a store).
Anyway, I think the update turned out well. At least certain conditions must be met to advance this mini-ghost story, and that's a good thing.
