I'll try and re-create the experience you describe and fix logic issues.
A: All tasks have to be completed before 6 am in order to 'win' the night. Simply surviving is not enough.
B: Frenni can be a bitch, so better stay well clear of her. 😁
C: When Frenni is chasing you, run away until she looses sight of you. Or hide in the storage room vent, or lock yourself in the office.
D: It's not recommended to do other tasks while being chased. She may catch you while you are fiddling with the power switch or something else. 😁

3: Depending on where in the level you get caught some areas have cutscenes after the "catch" other areas do not. This is intentional.
