I figured it out by watching a walkthrough and basically you have to sprint towards the balcony, Ray gives his little emo monologue, then you say "That's cruel", take his hand, and do "Save me, Ray." I couldn't figure it out alone either bc I'd get scared when he'd start yapping about not being human and even us seeing him as a monster blah blah blah
